Important information about working with Deaton

Agency Disclosure
Deaton Investment Real Estate is the listing firm for the properties you see listed on our Web site (unless clearly noted otherwise) and for all those sent via the Investor's Network. Thus, our obligation is to represent the seller's best interests in a transaction. As a buyer, we owe you all material facts about a property, honesty, fairness and the delivery of all offers, forms and contracts associated with a property.  We can't tell you what to offer or provide specific insight into the seller's motivations.

The following form, Working with Real Estate Agents, describes all the ways in which the North Carolina Real Estate Commission allows a consumer to work with a licensed real estate agent. We have highlighted the section that details our relationship with you, the investor, but please read the entire form carefully.

Before discussing your serious interest in a property (beyond simple questions about price, rents, location, etc.), please sign the highlighted signature portions of the third page and return it to us via e-mail attachment or fax to 919/847.1107.

This form is not a contract and does not obligate you in any way to Deaton. It is simply a disclosure alerting you to the fact our job is to represent the seller.

All that being said, Deaton is about telling investors--and our sellers--the truth about a property. We have no problem telling you if a property we have listed is not a good fit for you. Our agents believe in matching an investor's goal with a property, not shoe-horning someone with money into a property that may cash flow but cause endless headaches with no appreciation in sight. It's simply not how we work. Give us a call to find out on your own, we think you'll agree.
