Deaton encourages a "buy and hold" approach, which takes into consideration the idea that appreciation, in the long term, is more beneficial than monthly cash flow. Get to know the market. We mean, GET TO KNOW the market. Drive neighborhoods. Find out what properties are renting for. Understand how to work with tenants. And most importantly, remember that the more humility and curiosity with which you research real estate investing, the better off you'll be down the road.
